Homebuyers in today’s market are looking for a variety of outdoor amenities. This market trend is notorious regardless of whether the space is public or private.

For example, there is a development in the Kiawah River from The Beach Co., on the island’s southern end. These houses have large front porches, which ease interaction among neighbors. But, it is difficult to differentiate one house complex from another while looking across the river from the development.

This famous region of South Carolina, only 20 minutes from Charleston, is known for its excellent golfing opportunities. Therefore, many developers and builders working in the region have prioritized this sport in many of their projects.

Indeed, the Kiawah River development, which consists of one thousand homes, is located within a few minutes’ drive of seven different golf courses.

The Beach Company concluded that there was no need to add another 18 holes to the existing 126 in the area. Instead, they focus on the natural allure of the Kiawah River, adding an existing 100-acre farm into their design.

The developer chooses to defy convention, building on area assets rather than paving them over. This decision was in line with a trend toward outdoor offerings. So, they highlighted activities such as fishing and outdoor goat yoga.

Chris Drury, the broker in charge and director of sales at Kiawah River, stated, “We needed to be unique.” “We are not a golf community, we are a true Agrihood,” he added.

The farm’s consumers support it. For example, they run a program in which people get their eggs and honey. Besides, neighbors perform many activities on the farm, including goat yoga.

“Probably, we have already had over fifty kid goats born here. The farm is expanding, at least in terms of pounds.”

The town’s slogan, “Life along the river,” is more than appropriate.

Residents have their fill of engaging with farm animals and eating local leeks. They are free to go toward the water, where fishing poles and tackle boxes are available. Besides, they can explore the development’s trail system from there. It has pathways that pass through coastal woods and over marshes.

A Change in Demand

It is easy to blame every change in the market on COVID-19. However, we can say that the pandemic is the primary cause of the increasing interest centered on outdoor amenities. Homeowners want more of their private outdoor area. There, they may host gatherings for friends and family while lowering the airborne viral load. That is, they are looking for more chances to spend quality time with their loved ones. What better place for that than their outdoor areas?

The America at Home Study confirmed this affirmation in 2020. This consumer survey polled thousands of adults about how the pandemic altered the way they think about design. Also, it asked about what kinds of modifications they would like to see in newly built homes and neighborhoods.

The marketing expert Teri Slavik-Tsuyuki of test ink, the consumer strategist Belinda Sward of Strategic Solutions Alliance, and architect Nancy Keenan, president, and CEO of Dahlin Group Architecture Planning, led the survey. According to them, “The top desired features named by owners or renters were all related to outdoor space.”
